Lucerne Grand:
the west’s next big thing?
Lucerne Grand sold 61% of its homes on launch weekend. With a direct link to Lakeside MRT and shops below, the appeal is clear. But after the opening rush, which homes are worth considering—and how do they compare with resale nearby?

Buy the convenience.
Question the premium.
City Developments Limited (CDL) brings five 17-storey towers directly linked to Lakeside MRT, with a supermarket and food-and-retail space planned at Lucerne Galleria below. Facilities include a lap pool, gym, co-working lounge, two clubhouses and gourmet pavilions.
At launch, an 883 sq ft 3-bedroom started from S$1.988M—S$490,000 more than the 624 sq ft 2-bedroom, for another bedroom and 259 sq ft of space. The 4-bedroom Premium started from S$2.788M, another S$800,000 higher. For a family needing 3 bedrooms, the middle option is worth a closer look. We also compare it with a larger Lakeville resale home that sold for less.
Three budgets.
Three different decisions.
624 sq ft · ≈ S$2,401 psf
883 sq ft · ≈ S$2,251 psf
1,152 sq ft · ≈ S$2,420 psf
Advertised launch entry prices, not current asking prices. Calculated psf uses the areas shown; floor and facing differ between entry units.
61% sold is evidence of demand—not a valuation.
350 homes were reported sold by 6 pm on 4 October, after bookings opened on 3 October. The announced S$2,480 psf is project pricing, not the average achieved by those sales. The remaining 220 at that date is not today’s availability.
The everyday case
is already easy to picture.
Rail, shops and the gardens
Lakeside is on the East–West Line, two stops from Jurong East. Jem and Westgate are at that interchange; IMM is in the surrounding precinct. Jurong Lake Gardens adds a nearby outdoor destination. The PIE, KJE and AYE serve wider road journeys.
For a commuter, the useful comparison is the full trip to work: time out of the apartment, the station link, transfers and the final walk. A direct station connection has little personal value if most daily trips are by car elsewhere.
What mixed use changes
The supermarket and food outlets planned downstairs would make groceries and meals part of the journey home from the MRT, rather than a separate trip. That is Lucerne Grand’s clearest everyday advantage: transport and routine shopping in one place.
That convenience is strongest for households that commute by train and shop in small, frequent trips. It does not mean the apartment itself is larger or quieter. Buyers prioritising indoor space may get more practical value from a larger resale home, even without shops directly below.

How the starting budgets compare.
At the published launch starting prices, the 3-bedroom adds 259 sq ft for S$490,000 over the 2-bedroom. The advertised 4-bedroom Premium entry is another S$800,000 higher for 269 extra sq ft. For a family needing three rooms, the middle format has the stronger space-for-money case. These are historical starting prices; current asking prices depend on the unit.
2-bedroom vs 3-bedroom
2-bedroom · 624 sq ft · from S$1.498M
3-bedroom · 883 sq ft · from S$1.988M
Difference between advertised starting prices: S$490,000.
The 3-bedroom entry layout has 259 sq ft more area. Across these two starting examples, the total price is about 33% higher for about 42% more space. Calculated psf is approximately S$2,401 and S$2,251 respectively. This supports considering the 3-bedroom for a family needing the extra room; it does not establish that every 3-bedroom is better value than every 2-bedroom.
3-bedroom vs 4-bedroom Premium
3-bedroom · 883 sq ft · from S$1.988M
4-bedroom Premium · 1,152 sq ft · from S$2.788M
Difference between advertised starting prices: S$800,000.
The 4-bedroom Premium entry layout has 269 sq ft more area. Its advertised total is about 40% higher for about 30% more space, with calculated psf rising from approximately S$2,251 to S$2,420. This is a larger budget commitment, not simply the cost of adding one bedroom: the home category, layout and unit position also differ.

Family homes are a large
part of the project.
Counting the official schematic gives 222 2-bedroom homes, 253 3-bedroom homes and 95 4-bedroom homes, including their study and premium variants. 3-bedroom homes account for about 44.4% of the development; this is not a scarce original category.
| Format | Homes | Area shown sq ft | Launch guide from | Approx. entry S$/sq ft |
|---|---|---|---|---|
| 2-bedroom | 96 | 624 | S$1.498M | 2,401 |
| 2-bedroom + Study | 126 | 667 | S$1.598M† | 2,396 |
| 3-bedroom | 125 | 883 | S$1.988M | 2,251 |
| 3-bedroom Premium + Study | 128 | 1,001 | S$2.328M† | 2,326 |
| 4-bedroom Premium | 47 | 1,152 | S$2.788M | 2,420 |
| 4-bedroom Premium + Study | 16 | 1,345 | S$3.228M† | 2,400 |
| 4-bedroom Premium + Entertainment | 32 | 1,432 | S$3.398M† | 2,373 |
† The four study and entertainment variants use indicative launch guides published with the September 2026 marketing material. The other three category starting prices were announced by the developer. The areas shown are paired with each guide price and are not necessarily the smallest sizes in their categories. These figures do not show today’s available units or their asking prices.
What a study is worth
The indicative 2-bedroom + Study guide was S$1.598M for 667 sq ft: S$100,000 above the 2-bedroom entry for 43 more sq ft. The 3-bedroom Premium + Study guide was S$2.328M for 1,001 sq ft: S$340,000 above the standard 3-bedroom entry for 118 more sq ft. These are different example homes, so neither difference is a same-stack upgrade price. The study earns its cost only if its actual proportions provide a room the household will use.
What the supply means for resale
A future seller will not be the only owner with a 3-bedroom here. Buyers can compare several similar formats. A sensible purchase price and useful room proportions are easier to explain to the next buyer than “we bought early”. The original mix does not tell us how many homes will be listed at once.

Block 38 shows why
facing matters.
Our modelled preference among Block 38’s 3-bedroom homes is the east-facing side. The west-facing homes are larger, but their afternoon sun and outlook scores make that extra area a trade-off, not an automatic upgrade.
The MRT link is a real advantage.
Lucerne Grand’s direct connection to Lakeside MRT is a project-wide reason to consider it for an own-stay purchase. The 3D model does not measure sound inside bedrooms, so we do not claim that any rail-side stack is quiet or award it a noise premium.
Stacks 32 and 35 lead in Block 38.
On the 17th floor, the 893 sq ft east-facing 3-bedroom Stacks 32 and 35 model about 0.1 hour of afternoon sun and 98–99% open outlook. The 947 sq ft west-facing Stacks 33 and 34 model 5.4–5.5 hours and 0% open outlook. We favour 32 and 35 for a family prioritising less afternoon sun and a more open outlook. Modelled openness does not establish a lake view.
A higher floor is not a cure.
Stack 32’s modelled open outlook rises from 90% on floor 4 to 98% on floor 17. Stacks 33 and 34 remain at 0% on floor 17. The model therefore gives little support for a large view premium on a higher-floor Stack 32, and no support for a view premium on 33 or 34.
The actual unit price decides value.
The advertised S$1.988M 3-bedroom entry is for 883 sq ft, while these Block 38 homes are 893 or 947 sq ft. Their current unit prices are not verified here. Our positive buy verdict applies to the published 883 sq ft entry price; it does not automatically make a higher-priced Block 38 home good value.
A larger ready home
belongs on the shortlist.
A 969 sq ft Lakeville 3-bedroom in the sixth-to-tenth-floor band sold on 17 September 2026 for S$1.835M. Against Lucerne Grand’s advertised 883 sq ft 3-bedroom entry at S$1.988M, that historical resale was S$153,000 cheaper and 86 sq ft larger. This is a completed transaction, not a home currently for sale.
883 sq ft · new-build 3-bedroom
969 sq ft · floors 6–10 · September 2026
The new-launch difference is about 8% on these figures, but this is not an estate-wide premium estimate. The homes differ in age, condition, layout, floor and position. The older resale home may need renovation but can be occupied sooner. The newer home has to justify its higher total against those practical differences.
For a buyer needing more room immediately, the resale option deserves the first viewing. For someone who can wait and places a high value on the new development’s station connection and retail, Lucerne Grand remains a credible shortlist candidate. Neither conclusion requires a prediction that Jurong prices must rise.
What rent would these
purchase prices need?
Jurong’s growth story does not tell us what a tenant will pay for a particular apartment. The purchase price sets a measurable hurdle. Here is the monthly rent required for an illustrative 3.5% gross yield at the advertised launch entry prices.
Required rent at a S$1.498M purchase price
Required rent at a S$1.988M purchase price
Required rent at a S$2.788M purchase price
Calculation: purchase price × 3.5% ÷ 12. The 3.5% is an illustrative comparison rate, not a recommended target, market benchmark or forecast. These are required rents—not estimated achievable rents. Assumes 12 months’ occupancy; excludes stamp duties, maintenance, tax, repairs, letting fees and financing.
Can Lakeside command about S$5,800 a month?
Yes, nearby 3-bedroom rental transactions show that this level exists in the area. Lake Grande recorded S$5,600 and S$5,800 in August 2026 for the 900–1,000 sq ft band. Lakeville’s reported August transactions in that band include S$4,900, S$5,100, S$5,300 and S$5,500; a larger 1,100–1,200 sq ft home recorded S$6,350 in September.
For Lucerne Grand’s smaller 883 sq ft 3-bedroom, S$5,798 is plausible but not established. It requires approximately S$6.57 per sq ft monthly. A new apartment with a direct MRT link could attract a premium, but tenants can also choose more space nearby. Today’s transactions do not establish what rents will be when Lucerne Grand is ready for occupation.
At the S$1.988M entry price, an illustrative S$5,000 monthly rent produces about 3.02% gross yield; S$5,500 produces 3.32%; S$5,800 produces 3.50%. These are sensitivity calculations, not forecasts, and exclude costs and vacancy. Our view: there is a credible local rental market, but the investment should not depend on achieving the highest of these scenarios.
Jurong growth is not exclusive to Lucerne Grand.
Nearby resale homes would also compete for tenants working in the wider Jurong area. Lucerne Grand’s direct station link and planned retail are specific advantages; the district’s future growth alone does not explain why a tenant would pay more here than for a nearby alternative.
Our conclusion: the district story supports looking at the area, but does not establish Lucerne Grand’s rental return or resale upside. The higher purchase price needs to be supported by the apartment’s rent and eventual resale price—not by the same transformation story available to competing owners.
Estimated TOP: Q2 2030.
CDL lists an indicative TOP of Q2 2030 (April–June), about 3½ to 3¾ years after the October 2026 launch, and expected vacant possession on 7 December 2031. These are different milestones; neither is a guaranteed key-collection date. Buyers who need to move sooner will need interim housing, and rental income can start only after handover and a tenancy begins.
The 3-bedroom is a strong consideration.
At the advertised S$1.988M launch starting price, we consider Lucerne Grand’s 883 sq ft 3-bedroom a good buy for a family that wants a new home by Lakeside MRT and can wait for completion. The direct station connection and planned supermarket below offer a practical reason to choose it, without relying on future Jurong price growth.
The premium is real. The 969 sq ft Lakeville sale at S$1.835M was S$153,000 cheaper and 86 sq ft larger. In our judgment, paying roughly 8% more can be reasonable for the new-build package and direct station link—but it buys convenience and newness, not more indoor space. For a family prioritising space or an earlier move, the resale option is the better fit. This single historical sale is a comparison point, not a valuation of either development.
The standard 3-bedroom is our preferred format at these published entry prices. At about S$2,251, it has the lowest calculated entry PSF among all seven dated guide examples in the home-mix table. The 4-bedroom Premium’s S$2.788M starting price is harder to justify for a household that does not need a fourth bedroom; its S$800,000 higher total is not matched by a proportionate increase in area.
For a rental-led investment, the case is plausible rather than compelling. Nearby 3-bedroom transactions show that about S$5,800 a month is achievable in the area, but Lucerne Grand’s 883 sq ft home is smaller than the cited Lake Grande examples. At S$5,500 a month, its advertised S$1.988M entry price produces about 3.32% gross yield before costs and vacancy. We would not call it a strong rental buy solely on an assumed new-build premium or future Jurong growth.
Good own-stay value at the published 3-bedroom entry price for families buying the location and new-build convenience. Not the cheapest route to more space, and not a proven rental investment. This verdict does not extend automatically to higher-priced remaining units.
